Project Scope of Work
This project requires a qualified general contractor to develop and execute all construction services based on the provided Basis of Design documents. The scope of work for specific areas includes:
- Kitchen Renovation: This is a full-scale renovation involving the demolition of the existing ceiling, flooring, and equipment. The new work includes:
- Construction: Installation of new waterproof luxury vinyl plank (LVP) flooring, a moisture-resistant acoustical ceiling, and stainless-steel wall panels. The existing exterior storefront will be infilled.
- Equipment: Furnish and install a new commercial kitchen, including a 6-burner range, commercial refrigerator, dishwasher, ice machine, coffee maker, and microwave. A commercial exhaust hood and an Ansul fire suppression system are required.
- Temporary Facilities: The contractor must provide and install a temporary kitchen trailer or tent to ensure operations continue uninterrupted.
- MEP Systems:
- Electrical: Install new switches, slide dimmers, outlets, conduit, and connections for all kitchen appliances. Provide new GFI outlets and ensure the electrical panel is verified and re-labeled. A shunt trip for the stove outlet tied to the Ansul system is required. Install new 6-inch recessed LED downlights with occupancy sensors.
- Mechanical: Install a new exhaust fan and stove hood with fire-rated insulated ductwork. Furnish and install a new Ansul system with control panels. New supply and return air diffusers are required.
- Plumbing: Relocate the existing water line, install new plumbing fixtures, a commercial garbage disposal, and an in-floor grease trap interceptor. Provide a water filter and faucet for the ice machine, new floor drains with covers, and new shut-off valves.
- Sitting Room, Work Room, and Bunk Room Upgrades: These areas require general cosmetic and functional improvements.
- Construction: Demolition of existing ceilings, lights, and flooring. Installation of new LVP flooring and new acoustical ceilings with modern LED lighting and occupancy sensors.
- Systems: New light switches, electrical outlets, and plumbing fixtures are required where specified. The Fire Station Alerting System will be upgraded with a new monitor, speakers, and a microphone.
- MEP Systems:
- Electrical: Install new light switches, GFI outlets, and surface-mounted outlets in conduit on CMU walls.
- Mechanical: Install new supply and return air diffusers and new ductwork for tie-ins with the existing system.
- Plumbing: A new water filtration system for the coffee station is required.
- Locker Room and Crow’s Nest: These spaces will also undergo a refresh.
- Construction: Removal of existing ceilings, lights, and flooring. New acoustical ceilings, LED lighting, and LVP flooring will be installed. New lockers will be provided and installed.
- Exterior: The crow’s nest stair landing will receive new rubber treads.
- MEP Systems:
- Electrical: Install new light switches, GFI outlets, and dimmable LED ceiling lights with occupancy sensors.
- Mechanical: Install new supply and return air diffusers and new ductwork for tie-ins with the existing system.
- Exterior Site Work: This includes critical outdoor improvements.
- Lighting: Installation of a new exterior LED/infrared lighting system on the dock perimeter.
- Parking: The existing parking lots on the south and west elevations will be re-paved and re-striped.
- Drainage: The existing trench drain systems will be demolished and replaced.
