Boutique Hotel 66SN

Bitarchitects has completed the design for a comprehensive interior renovation and vertical expansion of a residential building, transforming it into a boutique hotel. The project scope includes full renovation of the basement, first floor, and second floor, as well as the addition of a new third floor. Updated MEP plans have been fully coordinated with the new interior layouts to support the expanded program and ensure compliance with current building codes.

In the basement, the scope includes removal of the existing entrance door, egress windows, interior staircase, concrete stairs, sump pump, and water heater. The foundation will be underpinned to achieve a finished ceiling height of 7′-2″. The gas meter will be relocated to the front façade. The new basement layout introduces three storage rooms, a second bathroom, utility room, laundry area, hallway, new staircase, and concrete stairs, along with installation of a new electric water heater and sewer ejector.

On the first floor, demolition includes the existing kitchen, powder room, pantry, closet, and portions of interior and exterior walls to accommodate the new layout. The reconfigured floor will feature a seating area, an upgraded kitchen, a second powder room, a master bedroom with ensuite bath, hallway, laundry and linen closets, as well as new windows and doors to enhance natural light and circulation.

The second floor will be fully remodeled to include three bedrooms and three bathrooms, designed for guest accommodations consistent with hotel standards.

A new third floor will be added, also featuring three bedrooms and three bathrooms, completing the transformation of the building into a hotel-style serviced property.

Overall, the renovation and expansion are designed to enhance functionality, comfort, and guest experience while ensuring safety and full code compliance throughout.
