Project Scope of Work
The DC Facility Renovation project is a technical transformation of a multi-level structure into a modern childcare facility. The renovation is characterized by a “top-to-bottom” overhaul of the building’s core and envelope.
Architectural & Structural
The project begins with extensive demolition, including the relocation of the existing staircases and removal of multiple chimneys to make way for a new ADA Lift. Structural framing involves an extensive schedule of new beams and columns. Outside, a new ramp connects the parking area to the porch, next to a newly established playground area.
MEP & Specialized Systems
- Plumbing: This trade requires extensive re-routing of hot/cold water and sewage lines for new kitchenettes and ADA-compliant bathrooms. Installations include a high-low water fountain and a new mop sink.
- Mechanical: Climate control is managed via new energy recovery ventilators alongside the existing system with new wall-mounted CO2 sensors to ensure air quality in high-occupancy meeting rooms. Existing cast-iron radiators are being relocated and extended.
- Electrical: The electrical plan features a mix of recessed, pendant, and indirect lighting, supported by floor-mounted receptacles for flexible office layouts. Safety is prioritized with smoke detectors on every floor and a relocated main electric panel.
